• All reschedules, cancellations or service order changes require a minimum of 24 hours notice prior to the agreed-upon appointment time. Any changes made to appointments after that 24 hour window will incur an Appointment Cancellation/Change fee of $60 for each hour of your scheduled appointment time slot (e.g. if you have a scheduled 2 hour appointment and cancel or reschedule without proper notice, the fee will be $120).

  • Our mission is to remain efficient and punctual. In order for us to serve our clients reliably and professionally, we require that properties are prepared prior to our arrival. We are not a Home Staging Service, though we can provide some input on minor adjustments during the session. Listings are expected to be cleaned and in "Photo-Ready" condition prior to your scheduled session. For more information on our recommended cleanings, please see Preparing Your Listing.

    Listings that are not ready prior to our arrival will be photographed as-is, or we can reschedule for a later date, following our Scheduling Policy rules above.

  • It's been said, "If you don't like the weather in New England, wait 15 minutes." As a direct result of the unpredictability of the New England weather system, we try to hold our sessions regardless of precipitation. If it is raining or snowing too hard to take quality outdoor photographs, we will return to the property at another time/day to capture the exteriors at no additional charge. The INTERIOR of the property will be photographed at the scheduled time, no exceptions. Rescheduling rules (above) apply.

    The exception to this rule is Aerial Photography. Drones will not be flown during any precipitation or wind above 15 MPH due to safety concerns. Again, we will return to the property at a later date and photograph when the weather has changed.

  • OCCUPIED LISTINGS: At no time will an occupied property be entered by a Madore Photography employee without a Real Estate Agent, designated representative or the property owner present.

    VACANT LISTINGS: We are available to photograph vacant listings un-accompanied, provided there is a manual lockbox for us to use.

    ALL LISTINGS: During the scheduled photography session, we require all other vendors' work to have been completed or near-completion (with the vendors not inside the property). No other work will be in progress while we are photographing the property; Contractors, Cleaners/Maids, Stagers and Landscapers should be done their tasks before the scheduled photography session.

  • Unless otherwise discussed, all files are delivered via email - through a link to our system - by 12:00pm on the day following photography service. We make every effort to deliver prior to this time, though during busy seasons it may take until 1:00pm.

  • Our standard turnaround on photography, floorplans, aerial photography and Matterport 3D services is next day by 12 noon. Videos normally take 36-48 hours from time of service to generate the first proof for review.

    If service must be expedited, please call our office and discuss expectations so we can provide an estimate for Rush Processing.

  • Madore Photography retains copyright on all media content. Clients may use media content in any manner they wish, for the purpose of marketing their listing for sale and for purposes of marketing themselves to future clients. All content remains the exclusive property of Madore Photography, LLC and may not be transferred, sold or given without the express permission of Jeremy Madore.

  • All invoices are due upon receipt, unless otherwise discussed prior to invoicing. We accept Check and Credit Card only - NO CASH. All transactions are recorded in Client records and end-of-year Tax Statements can be provided upon request.

    Past due Invoices will be assessed a $15 late fee every 30 days from the date of service. If a Check is mailed prior to the late fee, we will remove the fee and consider the invoice current.
